Challenge – John worked with a client to create value with a long term lease.  He convinced the client to forego a quick “flip” which would only produce a small financial gain.  Securing a commercial loan allowed the client time to make the best real estate deal.

Action – John understood the CCR agreements that affected the property.  Meetings with city officials and 3rd party groups for approvals was essential.  Marketing to only quality end users created the best value for the client.

Result – A 20 year, long term absolute NNN lease with Whataburger was executed.  This created a value that was 5 times higher than what a simple “flip” would have garnered.
