Challenge – A Grocery operator owned a center anchored by Cashsaver with an under-performing co-tenant. Assignment was to locate a stronger tenant and subsequently negotiate a termination with the weaker tenant.
Action – Immediately sought to capitalize on the proximity to Baptist Medical Center South, Montgomery’s largest hospital. Able to make a long-term lease with Fresenius, and simultaneously negotiated a lease termination with the weaker tenant.
Result – SVN|JJMottram negotiated lease termination, negotiated new lease with Fresenius, and managed construction. The client’s income was tripled and due to a valuable Fresenius lease, his real estate value has increased.
